Juhl Las Vegas is one of the Strip areas newest developments by Citimark. Juhl is located in downtown and features loft style living with 341 units and over 100 floor plans to choose from. Juhl recently opened in 2009 and has very few units available for resale. The best deals at Juhl come from the Developer with reduced pricing to compete with neighboring loft style communities like Soho and Newport Lofts.

The Residences at Mandarin Oriental are considered to be one of the strips most elite residences, located in the upper half of the 47 story Mandarin Oriental Tower in City Center. The Residences feature 225 exclusive residences including chic 1,2, and 3 bedroom units ranging from approximately 1,110 to 4,000 square feet. City Center is the strips largest property on 67 acres and was built as part of a joint venture between MGM Mirage and Infinity World Development Corp, a subsidiary of Dubai World. The Meridian Private Residences is a 683 unit community with studios, 1 bed, and 2 bed luxury condo conversions. The Meridian features 5 buildings, a clubhouse, 2 tennis courts, park area, and an oasis for a pool. Even though I primarily focus on high rises, this mid-rise community is located 2 blocks from the strip and is considered to be a luxury condo residence. Formerly an apartment complex in 1992, the Meridian underwent a serious renovation as part of a condo conversion in 2005. There are many good deals within this community due to the massive amount of bank repossessions over the past 2 years.

The Metropolis is an art deco 17 story high rise with 30 luxury units that were completed in 2005, just east of the strip. The building features a cosmopolitan elegance and a unique sense of privacy with very few residents in the building. The units are spacious with 19'6" ceilings in the loft style units and a host of floor plans between 1,700 and 3,000 square feet. This building was completely sold out by the developer and the best deals are the bank repossessions.

The MGM Signature Residences is a chic collection of 3, 38-story, 475-foot-tall buildings, with 576 units each. Chose from studios, 1 bedrooms, and 2 bedroom penthouses. This condo-tel is located in a premium location with access to gaming, entertainment, movies, restaurants, and one of Las Vegas top Adult Pool Parties, the Wet Republic. The hotel is a non-smoking and non-gaming hotel. If you purchase here, you have the option to join a rental program with the HOA, rent the condo out privately, or just enjoy the condo as your personal residence. These buildings are a personal favorite of mine with great views and access to the heart of Las Vegas. Great deals are abundant for cash buyers with an abundance of REOs and short sales on the market.

The Newport Lofts is a 24 story luxury high rise condo development with 168 units located in the Art district between downtown and the strip corridor. Newport Lofts has one of the most amazing roof tops with a heated pool, hot tub, fitness center, running track, and community room on the 24th floor. The developer sold most of the building inventory so most deals will be found as bank repossessions or resales from the auction that was held in 2009.

The Palms Place is a 47 story luxury condo-tel that is part of the Palms Casino which includes a 40 story hotel tower, the 2,200 seat Pearl event center, and a 50,000 square foot pool area. The Palms Place is considered a boutique condo-tel and is located just off the strip on Flamingo. The condo units are primarily studios, 1 bedrooms, and 2 bedroom penthouses. Units range from 600 square feet to 3000+ square feet. The high end units feature large wrap around balconies with amazing views and hot tubs that hang off the tower. The developer sold most of the condos and there are a select amount of REOs on the market for sale. Good buys can be found by pursuing short sales with 4 of the last 9 sales being short sales.

Sky Las Vegas is a very luxurious 45 story tower that opened in 2007 and is located right on Las Vegas Blvd. The location is great, only minutes from the Enc roe and Wynn Casinos and the Fashion Show Mall. The condos at Sky range from 778 square feet to the luxurious three story 5,000+ square foot penthouses. Amenities include a very helpful 24/7 concierge, 24/7 security, racquetball court, business center, CVS convenience store, billiards room, and a private screening room.
